Know before you call

Three signs your roof is already failing

01

Granules collecting in the gutters

The shingle surface is washing away. Once the mat is exposed, the clock is running and weather does the rest.

02

Shingles curling at the edges

Heat and UV got under the mat. It will not lie back down, and every wind event lifts it further.

03

Daylight visible in the attic

If light gets in, so does water. Every storm from that point forward is doing damage you can't see.

Where the money goes

What you're actually paying for on a roof

Rough shares of a typical job. Ratios, not prices — yours will differ.

Labor and tear-off~40%
The biggest line, and what separates a fast crew from a careful one.
Shingles and materials~35%
The part everyone shops. Rarely the part that fails.
Underlayment and flashing~15%
Where leaks actually start. Cheap to upgrade, expensive to skip.
Permits, disposal, overhead~10%
Dumpster, permit, insurance. If it's missing, ask why.
Red flags

Lines that should end the conversation

01
“Half down to get on the schedule.”A third is the ceiling. More than that and you're financing his last job.
02
“We don't need a permit for this.”You need it for resale and for your insurance. He needs it to be inspected.
03
“This price is only good today.”A real number holds for a week. Pressure is what people use instead of proof.
Ask this one question

Does the quote include new flashing?

Almost no roof leaks in the open field — they leak at the joints, where the roof meets a wall, chimney or vent. Reusing old flashing is the single most common corner cut.

How it works

Three steps. One contractor.

STEP 01

Tell us what's going on

A few questions about the job and your area. Under a minute, and no phone number gets sold.

STEP 02

We match one pro

Licensed, insured, five-plus years in roofing. One company per area — not a list of five.

STEP 03

You get a real quote

They look at the actual job and give you a number you can read line by line. You decide.

Before / after

The work, not a stock photo.

Same house, same angle. This is the standard every contractor in the network is held to.

Roofing project before and after
Straight answers

Roofing questions, answered honestly.

How long does a roof replacement take?

Most residential asphalt roofs are a one to three day job once the crew is on site. Material lead time and permitting usually add more calendar time than the labor does.

Does a new roof pay for itself at resale?

Not fully. A new roof recoups roughly 60% nationally. What it really does is remove a reason for a buyer to walk or demand a credit. Replace it because it's failing.

Can I just go over the old shingles?

Sometimes, and most codes cap you at two layers. But you lose the deck inspection, the roof runs hotter, and the next tear-off costs double.

What causes ice dams?

Warm air leaking into a cold attic melts snow on the deck; the water runs to the cold eave and refreezes. It's an insulation and air-sealing problem wearing a roof costume.
